Privacy Policy

1. Who we are

Foreclosure Feed LLC operates foreclosure-feed.com. This policy explains what we collect from visitors and subscribers, why, and what you can do about it.

It does not cover the foreclosure notices themselves. Those are public records published under Michigan law by foreclosing parties and their attorneys — see section 8.

2. What we collect

We do not ask for your Social Security number, date of birth, or financial account details, and you should never send them to us.

3. Advertising and analytics — named

Meta (Facebook & Instagram) Pixel and Conversions API

We use the Meta Pixel on our pages to measure whether our ads work. It sets cookies and reports events to Meta such as page views, when you view pricing, start a checkout, or complete a purchase — including the purchase amount.

We also send some of these events to Meta from our server (the Conversions API). When we do, your email address is hashed before it is sent — Meta receives a scrambled value, not your address in readable form — along with your IP address, browser user agent, and Meta's own click identifiers.

Meta uses this to attribute conversions and may use it for ad targeting under its own terms. See Meta's Privacy Policy.

Our own analytics

We run a small first-party counter that records page views, visitors, signups and purchases as daily totals. It stores a random ID in your browser to avoid counting you twice. It is not shared with anyone and contains no personal information.

Other ad platforms

If we advertise on other platforms (for example TikTok or Google), we may add their measurement tags too. We will name them here when we do.

Your choices

• Browser settings can block or delete cookies — the site still works, though some things may not
• Most browsers and mobile systems offer tracking controls; iOS and Android both let you limit ad tracking
• You can opt out of interest-based advertising at optout.aboutads.info
• Ask us to delete your data (section 7) and we'll remove what we hold

We do not currently respond to browser "Do Not Track" signals, as there is no agreed standard for them.

4. Who else touches your data

We don't sell your personal information, and we don't rent or trade it. We use these providers to run the service:

We may also disclose information if the law requires it, to enforce our Terms, to protect someone's safety or our rights, or as part of a merger or sale of the business (in which case we'd tell you).

5. Cookies and local storage

We use a small number of cookies and browser-storage entries:

• Sign-in — keeps you logged in (set by Firebase)
• Meta Pixel — advertising measurement (_fbp, _fbc)
• Our analytics — a random visitor ID and the date of your last visit
• Preferences — whether you've unlocked the full landing-page list

We do not use third-party advertising cookies beyond the platforms named in section 3.

6. How long we keep things, and security

We keep account data while your account exists, and for a reasonable period afterward for tax, accounting and dispute-resolution purposes. Payment records are retained by Stripe under their own schedule. Analytics totals are aggregate and kept indefinitely — they contain nothing personal.

Data is stored on Google Cloud infrastructure, encrypted in transit and at rest. Access is limited to the owner of the business. No system is perfectly secure, and we can't guarantee against every possible breach — but we'll tell you promptly if one affects you.

7. Your rights

Wherever you live, you can ask us to:

• See the personal information we hold about you
• Correct anything that's wrong
• Delete your account and personal data
• Export your data in a portable form
• Opt out of marketing email (every one has an unsubscribe link)

Use the contact form and we'll action it, normally within a few days. We won't treat you differently for asking.

If you're a California resident: we do not sell or share personal information as those terms are defined by the CCPA/CPRA, and the rights above cover the requests that law provides for.

8. About the foreclosure notices

The property records on this site come from foreclosure notices published publicly as Michigan law requires before a sheriff's sale. They are public records. We did not create them and we are not the publisher of record.

If you are a property owner and believe a listing about your property is inaccurate, contact us. We'll review it, and where a notice has been rescinded, satisfied or corrected we will update or remove the listing. Please note we cannot alter the underlying public record, which is held by the county and the publishing newspaper.

9. Children

This service is for adults doing business. It is not directed at anyone under 18, and we don't knowingly collect information from children. If you believe a child has given us information, tell us and we'll delete it.

10. Changes and contact

If we change this policy materially we'll post the new version here and update the effective date. Significant changes affecting subscribers will also be emailed.
